Real Estate investing can be the most lucrative investment you can make, it can also lead to finacial ruin.  The diffrence is being an investor VS being a speculator.  A good majority of "investors" are insterad speculators and not investors.  The greater fool theory prevades the industry. 

This theory says that if I paid a specific amount for a property and keep it a short period of time a "greater fool" will come alng and pay more for the property than I have.  Real Estate agents, brokers and investments advisors have been telling the public that there are three things to look for in real estate and that is "Location, Location, Location" and that is "Bull, Bull, Bull".  The three most important aspects of real estate held for any time is Cash Flow, Cash Flow, Cash Flow.
